The Laurel Woods community was targeted by Fontana Housing Authority, Police and Code Enforcement departments for its state of blight and disrepair, numerous code violations, and for having the most public safety calls for service in the City annually. Opportune Companies acquired the property and performed a complete rehabilitation and re-positioning of the community. This included many added amenities and resident services.
Through Opportune Companies proactive management, procedures and policies, the criminal element was eliminated and the community was stabilized. Calls for service have been virtually non-existent.
New asphalt slurry, roofing, siding, patios and balconies, painting, landscaping and other aesthetic and exterior improvements were completed to improve the appearance of the property and to create a sense of pride among the residents. Complete interior renovation work was also performed restoring the effective life of the property.
An emphasis was placed on water and energy conservation, which included low flush toilets and shower heads, xeriscape, low water ground cover landscaping, and energy efficient appliances and water heaters.
Work included the demolition of the existing free-standing laundry facility and the construction of a new 3,100 square foot resident services center. The facility was designed for the primary purpose of being a learning center to accommodate after school programs and adult services. The center also contains a state-of-the-art laundry facility, manager’s office, conference room, computer center, exercise room, kitchen, and large community room. A children’s play area with new play equipment and BBQ area was also provided. The pool area was completely renovated too.
All of our communities participate in the Crime Free and Drug Free Multi-Housing Program. This consists of law enforcement, business owners and property managers that work together with residents who are committed to maintaining a crime free living environment.
This 68 unit family community is comprised of 16, three bedroom, 31, two bedroom and 21, one bedroom homes. The homes are provided to families whose incomes are at 50% of the area median income. Resident social services are provided to all residents as well as planned activities, events, and seminars.
